Creating an Open-Plan Kitchen, Lounge & Home Office
Our clients, Andy and Kerry, wanted to expand their Essex home with a rear single-story extension. Their goal was to create a modern open-plan kitchen, dining, and lounge area, while also incorporating a separate snug room, a home office for Andy, and a new downstairs bathroom with a shower.
Design & Planning
To enhance natural light and ventilation, we factored in electric-opening Velux roof windows and bifold doors with built-in electric blinds. A key kitchen design feature was positioning the cooking facilities within the kitchen island, allowing the cook to face and interact with the rest of the family. The snug room was designed to be a private, quiet retreat with the potential for a log burner, creating the ideal relaxation space. Due to the size of the extension, a householder planning application was required. We handled the entire process, submitting the application to Basildon Council, which was approved on the first attempt within just eight weeks.
Structural Engineering & Construction
Once planning approval was secured, we moved straight to structural calculations. The project required piled foundations, and our recommended builders—who provide one of the most cost-effective piling solutions in Essex—handled this efficiently. A large 8-meter steel beam was required to open up the back of the property into the new extension. To reduce deflection, we designed a mid-support within the kitchen island, seamlessly integrating structure with functionality.
Heating, Flooring & Finishing Touches
To maximize comfort, wet underfloor heating was installed throughout the entire ground floor, allowing for the removal of all existing radiators. A new boiler was fitted in the unused loft space, while the underfloor heating manifold was cleverly concealed inside a kitchen cupboard. For flooring, the clients opted for Invictus LVT in a herringbone pattern, finished with a border detail to enhance the aesthetic. The result is a stunning, modern, and highly functional extension that blends perfectly with the existing home.
